Bill 60 Passes in Ontario

Ontario has officially passed Bill 60 – the Fighting Delays, Building Faster Act, a major piece of legislation that introduces several changes to the province’s rental and housing system.

The government says the goal is to reduce delays, streamline processes, and improve efficiency, especially at the Landlord and Tenant Board (LTB). Critics argue it may reduce protections for renters, but supporters say it creates clearer, more predictable rules for everyone involved in rental housing.

Key Changes

  • Faster rent-arrears process: Notice period for non-payment reduced from 14 days to 7 days.
  • New rules for hearings: Tenants must pay 50% of arrears upfront to raise new issues at an arrears hearing.
  • Own-use evictions: Compensation no longer required if landlords give 120 days’ notice.
  • Shorter appeal windows: Time to appeal LTB decisions reduced from 30 days to 15 days.
  • “Persistently late” rent: A formal definition will be created, giving landlords clearer grounds for repeated late payments.

Why It Matters

The government says these changes will help clear the LTB backlog and create a more efficient system. Tenant groups worry the shorter timelines may make it harder for renters to respond. Both landlords and tenants will need to adapt to the new rules as details roll out over the coming months.

What’s Next
